Development period: 2004-2008

The main purpose for Plevnei 45B area is a collective housing complex, with height mode D + S + P +11 and a one level underground garage. This ensemble consists of five blocks with double flats, two and three room apartments and on the top floor, four duplexes on each. Block/building number 5 offers an extension of functions: club, bistro, swimming pool with locker room and a fitness studio.

In addition, the ensemble incorporates paths, green areas, playgrounds for children and parking lots.

Closed-circuit residential ensemble, located on North street avenue no. 82 - 92 (near Herastrau Park), includes five sections developed on a height scheme: D + S + P +4 E (with basement and semi-basement floor). The structure of the ensemble was designed in the U letter form, encompassing the green and recreation area – open-air swimming pool.

The ensemble is structured based on the following functions:

• Housing - 95 spacious apartments, most of them having a park view directed to Herastrau Park and also to the swimming pool

• Complementary spaces (to the functions of housing): gardens, fitness room, power room, sauna (located in basement areas, on the outer side of the assembly)

• Office spaces (located in the semi-basement space)

• technical spaces, basement deposit spaces, civil defense shelters and a parking lot for 91 cars (located in the basement)

The apartments are structured on 1, 2, 3, 4 and 5 rooms, with the resolution level or duplexes, with areas between 70 sqm and 236 sqm.

Area = 28,000 square meters - ensemble with a high degree of comfort and a height of P +10-11, apartments with 2, 3, 4 and 5 rooms.

Inside, a subterranean parking lot is carried out, in order to ensure 2 parking spaces for each apartment. Access to the parking lot will be done through two ramps located on opposite sides of the field in direct connection with the public road. From the parking lot there is direct access for residents, by elevator and stairs.

The underground parking needed for the whole housing is developed on two levels with a current height of 2.95 m each. The parking lot is divided into four fire compartments.The resistance structure consists of steel concrete frames (columns and beams) and bridging consisting of plates with dense steels ribs. Between the building sections the underground garages, tracing joints are provided.

In the main basement are placed a number of technical areas for the operation of this ensemble: civil protection shelters, hydrophore station, pumping stations, water tank, garbage rooms, etc..

The residential park includes planted areas, pedestrian paths, pedestrian access to the garage, playgrounds for children, water mirrors and artesian-wells, and also a club with the following utilities: aerobic-fitness, sauna-massage, commercial areas, restaurant and indoor bar.

Period: 1998-2000

The Vitioara-Prevederii complex is the first ensemble of coupled housing, made by the National Agency of Housing in Bucharest.

On a terrain offered by the town hall of sector 3, there where made lotizari de 250-300 sqm. The houses have a height scheme P+1 with a 180sqm surface, from which the garage has 20sqm (si se cupleaza cate doua). At the ground floor you will find the living room with dinning space and kitchen. At the top floor there are 3 bedrooms.

On the garage top, there is a terrace with access from the main bedroom.
